Role Purpose
The Property Manager is responsible for a variety of duties which include day to day operations of the property, annual budgeting, contract and construction management, employee recruiting and retention tenant relations and office administration. The role also lends support to the Facilities Department in general and provides assistance to patients and campus visitors. This position will require manager to work closely with office managers and department heads to accomplish their long-term financial goals.
Responsibilities
Prepares annual capital and operating budgets for system medical office buildings. Provides assistance in the preparation of monthly, quarterly and annual reports as needed. Provides monthly cash flow analysis of property operating incomes. Evaluates the need for capital improvement projects by providing a project summary report, reason for initiating the project and a payback analysis report justifying the use of capital for the project.
Evaluates terms for new and existing service contracts and works with internal procurement teams accordingly. Evaluates terms for new or existing leases and provides financial analysis reports in support of such agreements. Prepares lease documents and lease abstract reports using internal lease management software. Maintains tenant relations by implementing and monitoring effective customer service program/s.
Works closely with Director of Real Estate to help facilitate real estate activities.
Coordinates all office administration activities.
Works with system Facility Departments, architects and general contractors to coordinate and manage suite improvement projects for building tenants. Works closely with office managers and department heads to accomplish their long-term financial goals.
