ROLE:The Assistant Project Manager (“APM”) role is an integral part of the Architecture & Construction Delivery Team. The selected APM will work collaboratively with internal and external partners to ensure that large-scale healthcare real estate projects are developed to positively impact our partners’ health and wellness initiatives.
The selected APM will assist in the creation of project schedules, budgets, constructability plans, project plan execution, identification and mitigation of risks, and overall internal and external communication plans from pre- construction through delivery. The APM will work closely with the project-specific construction executive to ensure projects are delivered in a linear, predictable manner. You are people-focused, detail-oriented, excellent at multitasking, and eager to guide a team to make healthcare spaces come to life. PRECONSTRUCTION PHASE(managed by the project construction executive - Senior Vice President, Director, or Project Manager):
Assist in Development of Project Budget.
Requests for Proposal for General Contractors, vendors and 3rd Party testing and consulting agencies
Bidding process including various procurement methodologies
Constructability reviews of design documents
Development of the Project Plan: budgets, schedules, basis of design, permit coordination, QA/QC, risk mitigation plan, tenant FF&E coordination, AHJ coordination, permits, utilities.
CONSTRUCTION PHASE(managed by the project construction executive – Senior Vice President, Director, or Project Manager):
Manage the Contractor’s execution of the Owner’s Project Requirements
Cost Management: subcontract award authorizations, budget management, analysis of changes to contract documents; review and analysis of Change Order Requests (CORs)
Construction Management: daily monitoring of construction process, design/engineering, schedule, cost, risk mitigation and procurement
Pay application and vendor invoice review
Monitor contractor’s progress and performance with jobsite visits
Coordinate and conduct punch lists walks with contractors and property manager
AHJ sign-off
Commissioning management
Building start-up and tenant occupancy
LOCATION & TRAVEL:
This position is based in San Diego, CA and will be a flex position between in-office, in-home and job- related travel
Position will require regular travel to job sites outside of California
REPORTING: The APM shall be responsible and accountable to individual project teams, and specifically, the project team construction executive, which will vary by project. Ultimately, the APM will report to PMB’s Partners.
QUALIFICATIONS:
A Bachelor’s Degree in construction management, engineering, or related field
This position requires a person with strong leadership and communication skills and solid comprehension of project-based accounting
Candidate will have 2 - 5+ years’ experience managing site work and utilities, MEP systems, building shells, and interior improvements. Experience in healthcare product types (medical office, ambulatory care centers, inpatient rehabilitation, seniors housing, life sciences, behavioral health, HCAI) is beneficial.
Strong ability to manage multiple projects simultaneously while communicating progress, risks, and critical factors to success
Candidate should be self-motivated, high-energy, organized, process and solution-oriented
Excellent communication and interpersonal skills
Technical Requirements: MS Project, Procore, Excel (Microsoft Suite), Bluebeam
Other relevant requirements: CAD, BIM (Navisworks or others), Revit, Adobe Suite, Nialli
Position requires verification of employment eligibility to work in the United States
